Kitchen leaks start under the cabinets
Two of the most common sources are the dishwasher and the sink. The water runs under the base cabinets and the floor, where nobody can see it, and by the time the floor stains or lifts, the cabinets and the bottom of the walls are wet too.
We measure first. A moisture meter and a thermal camera show how far the water went. Then we remove only what can't be dried, open the bottom of the walls where they're wet, and dry the framing and subfloor.
We save what can be saved
Removing base cabinets doesn't have to mean losing the countertop or the upper cabinets. When we can, we support the countertop in place on temporary posts, wrap the upper cabinets in plastic, and work underneath. That keeps the stone, the backsplash and the upper cabinets out of the replacement bill.

If I am not convinced a material needs to be replaced, I don't recommend replacing it. When it can't be saved, I explain why and document it.

What we do
Kitchen and appliance leaks
Dishwashers, sinks, refrigerator lines and garbage disposals. We extract the water, check under cabinets and flooring, and decide what can be dried in place.
Burst pipes and slab leaks
We find how far the water traveled, open only what's wet, and dry the structure. If you need a plumber, I can bring one I work with.
Mold
Containment, HEPA air filtration, removal of what can't be cleaned, cleaning of what can, and a fix for the moisture source. After remediation, we take air samples, including an outdoor sample for comparison, and send every sample to an independent lab. Results come back within 24 to 48 hours.
Fire and smoke
Smoke and ash from brush fires get in through vents, doors and windows even when the house doesn't burn. We clean soot and ash, treat odor at the source, and, when the HVAC pulled in smoke, bring in a licensed HVAC contractor to clean or replace it.
Reconstruction
We can rebuild after mitigation, or hand off to your own contractor with full documentation.
Recent work in Santa Clarita
Dishwasher leak under a wood floor
A dishwasher leaked under the kitchen. The wood floor in front of the cabinets and the stove turned black, and the moisture meter confirmed the floor was wet. We removed the base cabinets and the damaged flooring, opened the bottom of the walls to reach the wet framing, and dried the kitchen with dehumidifiers and a HEPA air scrubber.

Sink leak in Canyon Country
A sink leak got under the base cabinets and into the walls. We supported the countertop in place, removed the base cabinets, opened the bottom of the walls, protected the upper cabinets with plastic, and dried the kitchen with air movers and a dehumidifier. The countertop was saved.
