Hillside rain and crawl spaces
On the hillside streets of Culver City, in neighborhoods like Blair Hills and Culver Crest, heavy rain runs down the slope toward the houses. Homes on raised foundations can take that water into the crawl space, where nobody sees it.
A flooded crawl space doesn't dry on its own. The soil stays wet, the air under the house stays close to saturated, and the moisture moves up into the subfloor, framing and insulation. Mold and wood rot can follow.
Signs to look for after a storm:
- A musty smell inside the house.
- Floors that feel soft, cold or damp, or wood floors that start to cup.
- Standing water or wet soil when you look through the crawl space vent or access door.
- Higher humidity inside, or condensation on windows.
How we dry a crawl space
We check that it's safe to go in first, including electrical. Then we pump out standing water, remove wet insulation and debris, and set up a dehumidifier and air movers under the house. We measure the humidity and the moisture in the framing every day and keep drying until the readings say it's done.

What we do
Crawl space and storm flooding
Water removal, drying the soil, subfloor and framing, and removing wet insulation. If the water came from runoff, we tell you where it came in so the drainage can be fixed.
Burst pipes and plumbing leaks
We find how far the water went with moisture meters and a thermal camera, open only what's wet, and dry the structure. If you need a plumber, I can bring one I work with.
Leaks from a neighbor or the unit above
We trace the water to its source and document it for the insurance or liability claim.
Mold
Containment, HEPA air filtration, removal of what can't be cleaned, cleaning of what can, and a fix for the moisture source. After remediation, we take air samples, including an outdoor sample for comparison, and send every sample to an independent lab. Results come back within 24 to 48 hours.
Reconstruction
We can rebuild after mitigation, or hand off to your own contractor with full documentation.
We don't replace what can be saved
Not every wet floor or wall has to come out. If I am not convinced a material needs to be replaced, I don't recommend replacing it. When it can't be saved, I explain why and document it.

Recent work in Culver City
Crawl space flooded by hillside rain
During heavy rain, water ran down the hillside and flooded the crawl space under the house. The humidity under the house measured 97.7%. We set up a dehumidifier and air movers on the crawl space floor and dried the soil, framing and subfloor.

Culver City FAQ
Water got into my crawl space during the rain. Will it dry by itself?
Usually not. Crawl spaces have little air movement, so the soil and wood stay wet for weeks, which is enough time for mold. It should be dried with a dehumidifier and air movers and checked with a meter.
How do I know my crawl space is wet?
A musty smell, soft or cupping floors, or water you can see through the vent or access door. We can check it with a moisture meter and a humidity meter.
Is the inspection free?
Yes. The initial on-site inspection and assessment are free.
Do you speak Russian, Ukrainian or Hebrew?
Yes. I speak all three and can explain the damage, the plan and the insurance process in your language.
