Kitchen floods go under the cabinets
A dishwasher or refrigerator supply line is under constant pressure. When it fails, it keeps running until someone shuts the water off. Most of the water doesn’t stay on the floor. It goes under the cabinets and under the tile, where it can’t be seen or mopped up.
That’s where mold starts. Cabinet bases and toe-kicks soak up water and stay wet long after the floor looks dry.

We map the water before we remove anything. A thermal camera shows where it spread, and moisture meters, including a long-reach probe, read through stone tile and into cabinet bases. That tells us which cabinets have to come out and which tile can stay.
Leaks between floors
In two-story homes, drain and supply lines run through the space between the floors. A leaking drain only leaks when a sink, tub or shower is used, so it wets the floor system a little at a time. The first sign is often a stain on the ceiling below, a soft spot in the floor, or a musty smell.
We trace the water to the source, open only where the readings say it’s wet, and dry the floor system and walls with professional equipment.
HOAs and gated communities
Many Calabasas homes are in an HOA or a gated community. We coordinate access, equipment and work hours with the management, and for attached homes we document where the water came from and what it reached, which is what the HOA and the insurers need to sort out responsibility.
What we do
Kitchen and appliance leaks
Dishwashers, refrigerator lines, sink supply lines and garbage disposals. We extract the water, check under cabinets and tile, and decide what can be dried in place.
Plumbing leaks between floors and in walls
Drain lines, supply lines and shower valves. We confirm the leak with instruments, open the smallest area that gives access, and dry the structure. If you need a plumber, I can bring one I work with.
Mold
Containment, HEPA air filtration, removal of what can’t be cleaned, cleaning of what can, and a fix for the moisture source. After remediation, we take air samples, including an outdoor sample for comparison, and send every sample to an independent lab. Results come back within 24 to 48 hours.
Fire and wildfire smoke
During the 2018 Woolsey Fire, evacuation orders covered the entire city of Calabasas. A house doesn’t have to burn to be damaged: smoke and ash get in through vents, doors and windows. We clean soot and ash, treat odor at the source, and clean or remove HVAC when needed.
Reconstruction
We can rebuild after mitigation, or hand off to your own contractor with full documentation.
We don’t replace what can be saved
Not every wet floor or cabinet has to come out. If I am not convinced a material needs to be replaced, I don’t recommend replacing it. When it can’t be saved, I explain why and document it.

Dishwasher supply line flooded the kitchen
The supply line to the dishwasher failed and flooded the entire kitchen. Water went under the cabinets and the stone tile. The thermal camera showed how far it spread, and the moisture meters confirmed it in the tile and the cabinet bases, where mold had already started at the toe-kick.


Drain leak between the floors
A drain line installed between the two floors was leaking. We traced it, opened the affected areas, and dried the floor system and walls. When the wet drywall came off, there was mold on the back of it, so it was removed under containment.


Calabasas FAQ
My dishwasher leaked, but the floor looks dry now. Is it OK?
Not necessarily. Most of the water goes under the cabinets and tile. Have it checked with a moisture meter before mold has time to start, usually within a day or two.
Can stone tile be saved after a leak?
Often, yes, but it depends on the stone and what’s under it. Natural stone absorbs water and can stain, and water trapped underneath can damage the subfloor or setting bed. We measure through the tile before deciding whether any of it has to come up.
Do you work in gated communities?
Yes. We coordinate access and work hours with the HOA or management.
Is the inspection free?
