When the water comes from next door

In condos, townhomes and homes that share a wall, the leak isn’t always yours. A neighbor’s toilet, washer or supply line can send water into your walls, floor or closet before anyone notices. When that happens, the repair is often handled as a liability claim against the neighbor’s insurance, or through the HOA.

Those claims depend on proof: where the water came from, how it got into your home, and what it damaged. We document all of it with photos, moisture maps and daily readings from the first visit.

What to do:

  1. Stop the water if you can, or tell the neighbor or building manager right away.
  2. Take photos before anything is moved or cleaned.
  3. Notify your insurance company, and the HOA if there is one.
  4. Don’t wait for everyone to agree on who pays before drying starts. Wet materials can start growing mold within 24 to 48 hours, and that makes the claim bigger for everyone.

We document the damage and the source. Coverage and liability decisions belong to the insurers, and for disputes you may want advice from a public adjuster or an attorney.

Refrigerator and kitchen leaks

A refrigerator or ice-maker supply line is small and easy to forget. It runs behind the refrigerator, often through the sink cabinet, and a slow leak can run for days under the cabinets and the floor before it shows.

We find it with a moisture meter and a thermal camera before anything is removed. Hardwood doesn’t always have to come out. Whether it can be dried in place depends on the type of floor, how it was installed, and how long it was wet.

Kitchen and appliance leaks

Refrigerator and ice-maker lines, dishwashers, sink supply lines and garbage disposals. We extract the water, check under cabinets and flooring, and decide what can be dried in place.

Leaks from a neighbor or the unit above

We trace the water to its source, document the path, dry your home, and give you documentation for the claim.

AC and water heater leaks

Hot Valley summers keep the AC running, and clogged condensate lines or drain pans overflow into ceilings and closets. We find the wet areas and dry them. If you need a plumber, I can bring one I work with.

Mold

Containment, HEPA air filtration, removal of what can’t be cleaned, cleaning of what can, and a fix for the moisture source. After remediation, we take air samples, including an outdoor sample for comparison, and send every sample to an independent lab. Results come back within 24 to 48 hours.

Reconstruction

We can rebuild after mitigation, or hand off to your own contractor with full documentation.

We don’t replace what can be saved

Not every wet floor or wall has to come out. If I am not convinced a material needs to be replaced, I don’t recommend replacing it. When it can’t be saved, I explain why and document it.

Refrigerator supply line leak

The refrigerator’s supply line was leaking, and the water spread under the kitchen cabinets and the wood floor. The moisture meter read fully wet at the cabinet, and the thermal camera showed how far the water had gone under the sink cabinet and along the cabinet base.

Leak from the neighbor

Water from a neighbor’s leak got into the wall, and by the time it was found, mold had grown on the wall in the corner of the room. We documented the source and the damage for a liability claim, set up containment, and removed the affected materials.

Often the neighbor’s liability insurance or the HOA, depending on where the leak started and what the governing documents say. The insurers make that decision. What helps you is documentation of the source and the damage, which we provide.

Should I wait for the insurance companies to agree before drying?

No. Drying should start right away. Waiting lets the damage grow, including mold, and that doesn’t help anyone’s claim.

Can wet hardwood be saved?

Sometimes. It depends on the type of hardwood, how it’s installed, the subfloor, and how long it was wet. We measure first and tell you honestly.

Is the inspection free?

Yes. The initial on-site inspection and assessment are free.
