Not every leak is a pipe
In hillside homes, water often comes from outside the plumbing: a planter built against the house, a balcony or deck over a living space, a window or door that isn’t sealed. A plumber can’t fix these. If the source isn’t found and the waterproofing isn’t repaired, the damage comes back after the next rain or the next time the sprinklers run.
We trace the water back to where it entered, document it, and tell you who needs to repair the source before the room is rebuilt. If you need a plumber or a roofer, I can bring one I work with.
How we find hidden water
We measure before we open anything. A moisture meter shows how wet the wall or floor is, even behind tile. A thermal camera shows cooler, wet areas inside walls and under floors that look dry from the room.


Those readings decide the scope. They tell us where to open, how much, and when the structure is dry enough to close.
Sudden or gradual: why it matters
A dishwasher that fails overnight is a sudden loss. A planter or balcony that has leaked for months is a gradual one. Insurance policies often treat these differently, and the decision belongs to your insurer. What we provide is the documentation it’s based on: where the water came from, how far it traveled, photos, moisture maps and daily readings.

Pinhole leaks behind valves, in walls and under floors. We confirm the leak with instruments, open the smallest area that gives access, dry the structure and document everything.
Kitchen floods
Dishwashers, refrigerator lines and sink supply lines. We extract the water, check under cabinets and flooring, and decide what can be dried in place.
Balcony, deck and planter leaks
We find the entry point, dry the wall, floor and ceiling below it, and document the waterproofing failure so it can be repaired properly.
Mold
Containment, HEPA air filtration, removal of what can’t be cleaned, cleaning of what can, and a fix for the moisture source. When clearance testing is part of the project, an independent inspector does it after we finish.
Fire and wildfire smoke
The 1961 Bel Air Fire destroyed nearly 500 homes and led to the city’s ban on new wood-shingle roofs and its strict brush clearance rules. The hillsides are still a high fire-risk area. Smoke and ash can get into a home that never burned. We clean soot and ash, treat odor at the source, and clean or remove HVAC when needed.

Not every wet floor or wall has to come out. If I am not convinced a material needs to be replaced, I don’t recommend replacing it. When it can’t be saved, I explain why and document it.

Pinhole leak behind a shower valve
The shower wall looked fine. The moisture meter didn’t. A pinhole leak behind the valve had been wetting the wall from inside. We confirmed it, opened only what was needed, and dried the wall.
Planter next to the window
A planter built right next to the window had a waterproofing problem. Water got into the wall and under the parquet floor. The thermal camera showed how far it had spread, and when the parquet came up, the subfloor underneath was rotted. We removed the damaged material, dried the structure, and documented the waterproofing failure so the source could be repaired.

Dishwasher leak overnight
A dishwasher leaked during the night and flooded the entire kitchen. We extracted the water, checked under the cabinets and flooring, and dried the kitchen.
Balcony leak into the kitchen
A second-floor balcony was leaking, and the water came down into the kitchen below. We traced it to the balcony, dried the ceiling and walls, and documented the source for the repair.

My planter is right against the house. Should I worry?
If it isn’t properly waterproofed, it can push water into the wall every time it’s watered. Signs are stains or bubbling paint low on the inside wall, or a musty smell. We can check it with a moisture meter and a thermal camera.
There’s a stain on the ceiling under a balcony. What does it mean?
Usually that water is getting through the balcony’s waterproofing. The ceiling and framing should be checked for moisture before the stain is painted over.
