What we handle
Water damage. Burst pipes, leaks from the floor above, roof and chimney leaks, sprinkler and water heater failures. We find where the water went with moisture meters and a thermal camera, open only what’s wet, and dry the structure to the IICRC S500 standard.
Mold remediation. Containment, HEPA air filtration, removal of what can’t be cleaned, and a fix for the moisture that caused it, following the IICRC S520 standard. Air samples go to an independent lab.
Fire and smoke. Board-up, water from firefighting, soot and smoke cleaning, odor treatment, and contents pack-out.
Sewage. Category 3 water cleanup with the protective equipment and disposal it requires.
Dry ice blasting. Cleaning of commercial kitchens, equipment, warehouse racking and structural steel without water or chemicals. Dry ice blasting

Reconstruction. We can rebuild after mitigation, or hand off to your contractor with full documentation.
How we work in occupied buildings
- Your business keeps running where it’s safe. We contain the work area with plastic walls and HEPA air scrubbers, so the rest of the space stays open.
- Nights and weekends. When the work would disrupt customers, patients or residents, we schedule it after hours.
- One point of contact. You get one person who answers the phone and sends updates.
- Documentation for everyone involved. In a building, there is often more than one insurance company: the HOA’s master policy, the unit owners’, the tenant’s. We document the source, the damage and the daily moisture readings, so each party gets the same photos and numbers. Coverage decisions belong to the insurance companies.
- Independent. We are not a preferred vendor for any insurance company. We work for the property owner.
Airbnb and short-term rentals: smoke and vape odor
A guest smoked cigarettes or cigars, or vaped inside, and the next guest checks in soon. Air freshener and an open window don’t fix it: smoke residue sits on walls, ceilings, fabrics and in the air filters, and the smell comes back.
We treat the odor at the source:
- Clean the residue off walls, ceilings, cabinets and hard surfaces
- HEPA-vacuum and treat carpets, upholstery, mattresses and curtains
- Run hydroxyl treatment with our AirBotX 390X and HEPA air scrubbers
- Seal surfaces where the residue has soaked in
- If the HVAC pulled in smoke, a licensed HVAC contractor we work with cleans or replaces it

Recent commercial work
Medical office on Wilshire Boulevard: pipe burst on the floor above
A pipe burst on the level above a medical office. The thermal camera showed the wet areas across the hallway and lobby ceilings, and the moisture meter confirmed them. We set up a dehumidifier and a HEPA air scrubber, dried the ceilings and floors, and monitored the readings until the materials were dry. The clinic stayed open during the work.

Water from a leaking chimney ran down inside the walls. We opened the walls at the bottom, dried the wall cavities with drying pockets, contained the chimney chase, and completed the mold remediation.

In most units, yes. We clean the residue at the source and run hydroxyl treatment, and we tell you upfront how many days the unit needs. Heavy, long-term smoking can need more time or sealing and painting.
