Ocean weather is hard on a house

Wind-driven rain off the ocean and salt air wear on roofs, flashing, windows and sliding doors. Water that gets in during a storm often runs inside the wall before it shows. By the time paint bubbles or a floor feels soft, the wall cavity has usually been wet for a while.

We measure before we open anything. A moisture meter and a thermal camera show how far the water went, so we open only what’s wet.

Most of Malibu is on septic

Most homes in Malibu are not connected to a city sewer. They use septic systems. When a septic system backs up into the house, the water is contaminated (Category 3 under the IICRC S500 standard) and has to be handled differently from a clean-water leak: protective equipment, removal of porous materials it touched, cleaning and disinfection before drying.

If you have a septic backup, keep people and pets out of the affected area and don’t try to clean it with household products. Call us, and call your septic service to pump and inspect the system.

What we do

Roof, window and door leaks

We find where the water came in, open the wall or ceiling only where it’s wet, disinfect, and dry the structure to industry standards. If you need a roofer or a plumber, I can bring one I work with.

Leaks from the floor above

Bathtubs, jacuzzis, showers and supply lines on the second floor send water into the ceiling and walls below. We trace it to the source, set up containment, open the ceiling where it’s wet, and dry the framing.

Sewage and septic backups

Contaminated water is removed with protective equipment. Porous materials it reached are removed, and everything that stays is cleaned and disinfected before drying.

Mold

Containment, HEPA air filtration, removal of what can’t be cleaned, cleaning of what can, and a fix for the moisture source. After remediation, we take air samples, including an outdoor sample for comparison, and send them to an independent lab to verify our work. When the project calls for independent clearance testing, an independent inspector does it.

Fire and wildfire smoke

The 2018 Woolsey Fire destroyed about 1,600 homes, and the 2024 Franklin Fire burned through some of the same areas. A house doesn’t have to burn to be damaged: smoke and ash get in through vents, doors and windows. We clean soot and ash, treat odor at the source, clean or remove HVAC when needed, and test for lead or asbestos when the building’s age calls for it.

We can rebuild after mitigation, or hand off to your own contractor with full documentation.

We don’t replace what can be saved

Not every wet floor or wall has to come out. If I am not convinced a material needs to be replaced, I don’t recommend replacing it. When it can’t be saved, I explain why and document it.

Roof leak in a beach house

The roof of a beach house was leaking, and water got into the wall below. We confirmed it with a moisture meter, opened the wall, disinfected it, and dried the structure to industry standards.

Jacuzzi drain leak through two floors

A jacuzzi drain on the second floor was leaking, and the water came down to the first floor. We set up containment, opened the ceiling and the wet walls, and dried the framing. Behind the drywall, the leak had already caused mold, so the affected drywall was removed under containment.

When wet drywall comes off, the back side often tells the real story. Mold that wasn’t visible from the room is removed under containment, and the framing behind it is cleaned and dried.

Verifying the work

After mold remediation, we take air samples inside and outside the home and send every sample to an independent lab. Results come back within 24 to 48 hours. The outdoor sample shows what’s normal for that location, so the indoor results can be compared against it.
