Homes built into the hill

Many homes in the Hollywood Hills step down the slope, with one level below another. When something leaks on an upper level, the water doesn’t stay there. It runs down through the floor, into the ceiling below, and into the walls, sometimes two levels down.

We follow the water from the source down. Moisture meters and a thermal camera show which ceilings and walls are wet, so we open only those, and dry each level until the readings say it’s done.

When the leak comes from a bad installation

Sometimes the cause isn’t age or bad luck. A toilet, valve or supply line that wasn’t installed correctly can leak for weeks before anyone sees it. If that’s what happened:

  1. Keep the plumber’s or contractor’s invoice.
  2. Don’t throw away the failed part. Take photos of it before it’s replaced.
  3. Tell your insurance company how the leak started.

The contractor’s insurance may end up involved, and the insurers decide who pays. What we provide is the documentation: the source, the path of the water, photos and daily moisture readings.

We protect the house while we work

Hillside homes often have built-in shelving, art and finishes that are hard to replace. Before we open anything, we cover floors, wrap furniture and shelves, and close off the work area with plastic containment, so dust and debris stay where the work is.

What we do

Bathroom and plumbing leaks

Toilets, showers, tubs, valves and supply lines. We confirm the leak with instruments, open the smallest area that gives access, and dry the structure. If you need a plumber, I can bring one I work with.

Leaks between levels

We trace the water down through every level it reached and dry ceilings, walls and floors.

Mold

Containment, HEPA air filtration, removal of what can’t be cleaned, cleaning of what can, and a fix for the moisture source. After remediation, we take air samples, including an outdoor sample for comparison, and send every sample to an independent lab. Results come back within 24 to 48 hours.

Fire and wildfire smoke

Nearly all of the Hollywood Hills is in a Very High Fire Hazard Severity Zone. A house doesn’t have to burn to be damaged: smoke and ash get in through vents, doors and windows. We clean soot and ash, treat odor at the source, and clean or remove HVAC when needed.

Reconstruction

We can rebuild after mitigation, or hand off to your own contractor with full documentation.

We don’t replace what can be saved

Not every wet floor or wall has to come out. If I am not convinced a material needs to be replaced, I don’t recommend replacing it. When it can’t be saved, I explain why and document it.

Toilet leak from a bad installation

A toilet hadn’t been installed correctly by the plumber, and it leaked into the ceiling below. We set up containment, opened the ceiling where the readings showed water, exposed the drain pipes, and dried the framing with a dehumidifier and a HEPA air scrubber running inside the containment.

Stop the water, keep the invoice and the failed part, take photos, and tell your insurance company how it happened. We document the damage and the source for the claim.
